Development Review Process

The development process has been revised to produce a more streamlined approach to the review of development plans. Preliminary and final plats can be filed simultaneously or separately. Revisions to the development approval process will achieve the following goals:

  • To ensure that all planning and engineering issues are resolved before a preliminary plat is approved.

  • That city staff will have the professional discretion to determine the suitability and appropriateness of the information requested and submitted to accurately and prudently review development plans.

  • That the proposed development will meet all city standards and provide an asset to the community.

To ensure that the development process is effective and timely, it is important to understand that both the city and the developer are responsible for certain issues affecting the process. Please review the following responsibilities to ensure that the process is a positive experience for all affected parties.

Developers Responsibilities

  • Information requested by staff must be submitted in an acceptable format and in a timely manner to allow staff adequate time for review.

  • Questions and/or issues which emerge during the review process must be responded to by the developer in a timely and appropriate manner.

  • The developer must be responsible for preparing the plat in accordance with explained City Code provisions and in an acceptable manner.

  • Plat submittals and supporting engineering information must be provided to staff by the developer’s project staff.

  • Developers must be held accountable for their portion of the information requested. Failure to do so will ultimately result in delays in the development planning review and approval process.
